Delays
Delays in construction can occur at any time and for a variety of reasons. Reasons for delays can include the weather, building, electrical and gas inspections that must be conducted by the appropriate authorities at certain stages before work can continue and change orders issued by you as the client. Weather related delays can happen at any time. As such, GBG has developed effective methods for dealing with extreme cold and wet conditions. Between each stage of construction, another delay typically happens as sub-trades and suppliers co-ordinate their moves to and from your new home.
GBG coordinates and supervises numerous inter-related activities both on and off the job-site. This involves directing the efforts of dozens of specialists from sub-trades and suppliers who work under contract to GBG as part of a specially selected team. Sub-trades and suppliers follow the approved plans, specifications and finish schedules they receive from GBG. The team knows GBG's standards, designs, and quality assurance programs so they know what's expected of them. If you require special changes to the plan or any features once construction starts, these should be discussed thoroughly with the builder representative. Suppliers and sub-trades cannot alter their assignments without written authorization from GBG. Such authorization requires that the appropriate change orders be completed and agreed to by both you and GBG.
Availability and timely delivery of materials is essential to the building process, however the materials specified are sometimes not available to meet the construction schedule. When the construction schedule is threatened by unforeseen circumstances, GBG retains the right to revise a construction method or substitute a product of equal or greater quality to keep things on track. Changes can be made to materials without notifying you. However GBG will consult you if it is a material is visible in the finished house.
Throughout the construction process and at the completion of each construction stage, inspections will be performed by GBG to ensure quality control. Since GBG chooses quality trades and suppliers, many of the individual trades and suppliers have systems in place to ensure the quality of their work and will do their own inspection after the completion of the job. As a result, inspections are ongoing, whether they are by GBG, the trade or the supplier.
