Nearing the End and Seasonal Holdbacks

Nearing the end of construction is exciting to witness, however it also means it's time to prepare for possession. Possession isn't simply a matter of turning over the keys. It's is much more complicated. 35 Days prior to possession, GBG will issue a possession letter that stipulates the possession date. Issuance of this letter will trigger a number of steps for you, as the homeowner to complete. These steps will ensure that all the legal documents and other forms required are completed and available in a timely fashion on your possession date. This is the time when the final and finishing touches are made on the house.

While progress is monitored closely by GBG, completing the exterior can be challenging due to weather and seasonal conditions. If completion is scheduled for the winter months, there may be a number of items that are not finished by the date of possession. 


These can include:

* concrete work like sidewalks and driveways;

* stucco and basement parging that requires certain minimum temperatures

* exterior painting such as the trim;

* final grading of the property.


These items would be referred to as "Seasonal Holdbacks".
Seasonal Holdbacks are the responsibility of GBG to complete, as well, GBG is responsible for ensuring that you can enter and exit your home safely until such time as the seasonal holdbacks are completed. GBG will also ensure that your new home is weather tight and that the lot is free of any hazardous materials or conditions and that – with the exception of seasonal holdbacks – the exterior of your home is complete at the time possession.

The final 14 days before taking possession are very busy for both GBG and you, our homeowner. The last parts of construction will consist of the painting and any final touch up and clean up of the house and lot. There are 5 main areas that need to be addressed in this time before possession. These are construction completion, occupancy/possession inspection, the paperwork (legal, mortgage, closing adjustments, warranty and insurance), the closing – and final payment and the handing over of the keys.
