The GBG warranty
Genesis Builders Group (herein "GBG") strives to built sound, quality homes with innovative technology and we support these homes by offering a comprehensive first year workmanship and material warranty on all homes built by GBG. We work to ensure that each home is built to a very high standard and well above the Alberta Building Code.
Upon possession, each home will receive two inspections. The first is at the 2 month mark following possession. This allows the homeowner sufficient time to settle into the house and use most of the components repeatedly. The second inspection occurs at the 11th month inspection. This allows time for GBG and/or the trades to complete the corrections stipulated by the first inspection, as well as a final chance for the homeowner to discuss any further issues.
The homeowner will be provided with a copy of the Homeowner's Maintenance Manual either at the time of the contract or time of possession. This manual outlines tips for maintaining the home with everything from alarm systems to appliances, carpet to concrete and everything in between. The manual also indicates GBG's policy for these many components as the items are discussed in the manual. Lastly, the procedure for dealing with any warranty items or questions is clearly communicated to the homeowner in the manual.
To provide backup and support for the first year warranty, GBG is also a member of The Alberta New Home Warranty Program (herein "The Program"). The Program offers a variety of warranty protections to the homeowner. Below is a list of the coverages:
Deposit Coverage up to a maximum of 20% of the purchase price or $100,000
Builder Protection Coverage up to a maximum of $50,000. This coverage ensures that thel
home wil be built even if the relationship between the builder and the client deteriorates
after construction has begun.
First Year Workmanship and Material Warranty up to a maximum of $100,000.
Five Year Structural Defect Warranty up to a maximum of $100,000.
An optional Extended Structural Defect Warranty for an additional 5 years, with a
maximum of 10 years. Coverage amount will exist be in effect for a maximum
of $100,000.
